We are considering Building a home on property we recently come by, What are somethings we need to look at?
Q. We do not want to put a modular home up. We figure if we are going to put a home on the property we want it to last us. There used to be a modular on the land so the basics are already out there. Or should be. We live in Southern NC, what cost will this be, how do we go about finding builders, What are some issues we may not think about. How can you get it financed?

A. You will need to check the existing well and septic system. The time for remediation needed to either is during site preparation before you start to build. Pay particular attention to the septic system. Some have a limited service life, and you don't want to build on one that won't last too long. If your house is larger than the pre-existing one you might have to expand the septic system. Check the zoning for clearances from lot lines, any limits on structure size, etc. Check the plot plan for any utility rights of way. You can probably help with financing with a 'bridge loan' secured by the value of the property until you have a structure that can be mortgaged. Once you've got approved plans, find a good General Contractor (by his… [cont.]

What do I need to put a mobile home on my property?
Q. I live on a large farm right now. I recently got a free mobile home and I want to put it on one of the front lots I own. I recently had a site evaluation done for septic. What do I need to have the trailer on the property? Can I have it on there before the septic and well are ready, and just not live there? Do I need placement or building permits? Both? I'm trying to get this done asap so I can move out. Also, do I need to have this lot of land seperated from the rest of the farm? I live on about 50 acres. Most mobile homes don't go on perm foundations, I'm not putting mine on one either. I'm gonna stay here until I can put a real house on the lot.

A. You should go to your county planning office and talk to the people. You may need to ask for a zoning change or get a building permit. If you talk to them before you start anything they will want to help you, if you disregard them they will make life a living heck. Tell them you want to do this entirely the right way so would appreciate any advise they can give you. Then if something goes wrong they might be more willing to help resolve the issues. After you get a cement slab, electrical, water and septic you will probably need an occupancy permit and the country will probably require an electrical inspection.
